Asheville, NC Real Estate Update for January 2017

The Asheville housing market had mixed results in January 2017.

Single family homes market had mixed results in January 2017 . Median sales price improved compared to December 2016, but total units sold declined year-over-year. Condos market experienced decline in January 2017 . Both median sales price and total units sold declined compared to December 2016.

January 2017 Home Sales

Asheville housing sales totaled 108 units in January 2017, down 19 percent versus the same month last year. That’s flat from December results when unit sales were a 32 percent decrease. Month-over-month, unit sales flat.

Housing prices saw no change in January. Median sales price in Asheville for single-family homes was $278,994, a 18 percent increase compared to 2016. This is a slight decline from December, when median sales price was flat versus the prior year. Median sales price in Asheville for Condos was $185,100, a 26 percent decrease compared to 2016. This is a significant improvement from December, when median sales price decreased 56 percent versus the prior year. The most expensive Asheville property sale closed in December was a single-family home that sold for $1,615,500.

Single-family homes comprised 89% of all January 2017 sales in Asheville. Median sales price for these properties was $278,994, up 18 percent compared to the same time in 2016. Condo sales prices down 26 percent versus last year, coming in at $185,100.

Asheville’s single-family home buyers got more space for their money in January compared to those who purchased a condo. The median price per square foot for a single-family home was $180, while condos sold for $126 per square foot.
