The Asheville housing market experienced decline in December 2016.

Single family homes market experienced decline in December 2016 . Median sales price improved compared to November 2016, but total units sold declined year-over-year. Condos market experienced decline in December 2016 . Both median sales price and total units sold declined compared to November 2016.

December 2016 Home Sales

Asheville housing sales totaled 52 units in December 2016, down 69 percent versus the same month last year. That’s a 64 percent decrease from November results when unit sales were a 12 percent increase. Month-over-month, unit sales decreased 64 percent.

Housing prices saw positive growth in December. Median sales price in Asheville for single-family homes was $392,661, a 40 percent increase compared to 2016. This is a significant improvement from November, when median sales price decreased 5 percent versus the prior year. Median sales price in Asheville for Condos was $167,500, a 39 percent decrease compared to 2016. This is a significant decline from November, when median sales price rose 71 percent versus the prior year. The most expensive Asheville property sale closed in November was a single-family home that sold for $1,025,000.

Single-family homes comprised 92% of all December 2016 sales in Asheville. Median sales price for these properties was $392,661, up 40 percent compared to the same time in 2016. Condo sales prices down 39 percent versus last year, coming in at $167,500.

Asheville’s single-family home buyers got more space for their money in December compared to those who purchased a condo. The median price per square foot for a single-family home was $187, while condos sold for $161 per square foot.
