The Asheville housing market experienced decline in February 2017.

Single family homes market had mixed results in February 2017 . Median sales price improved compared to January 2017, but total units sold declined year-over-year. Condos market experienced decline in February 2017 . Median sales price improved compared to January 2017, but total units sold declined year-over-year.

February 2017 Home Sales

Asheville housing sales totaled 102 units in February 2017, down 7 percent versus the same month last year. That’s a 6 percent decrease from January results when unit sales were a 19 percent decrease. Month-over-month, unit sales decreased 6 percent.

Housing prices saw no change in February. Median sales price in Asheville for single-family homes was $334,843, a 34 percent increase compared to 2017. This is a significant improvement from January, when median sales price rose 18 percent versus the prior year. Median sales price in Asheville for Condos was $203,444, a 16 percent increase compared to 2017. This is a significant improvement from January, when median sales price decreased 26 percent versus the prior year. The most expensive Asheville property sale closed in January was a single-family home that sold for $3,350,000.

Single-family homes comprised 91% of all February 2017 sales in Asheville. Median sales price for these properties was $334,843, up 34 percent compared to the same time in 2017. Condo sales prices up 16 percent versus last year, coming in at $203,444.

Asheville’s single-family home buyers got more space for their money in February compared to those who purchased a condo. The median price per square foot for a single-family home was $182, while condos sold for $118 per square foot.
